The project is a residential building located in one of most desirable areas in Beirut and consists of three underground basements, ground floor, mezzanine floor, and fourteen floors which include two apartments on each floor.
The ground floor includes five stores, and their parking slots on the main floor. The Mezzanine is common property and it consists of the concierge room and its amenities, next to a large play room for children and a conference room for general meetings. Above the Mezzanine rise fourteen floors for residential apartments, with each floor containing two apartments.
The smaller apartment on the western side is 120 m2 in total (including the inside apartment, balconies, walls, flowerbeds, void area, and the apartment share of the stairs case). Description

Masonry Works
- Building shells are 25 cm2 (two 10 cm stones with a five cm vacated space in between) long and have internal walls that are 10 to 12 cm thick
- External and back walls sanding is two coats well done and treated with leakage-resistant materials and for crack; while internal walls sanding is smooth and straight
- Building Façade: marble mixed with aluminum bond or as decided later according to the project engineer’s request and design
Electromechanical
- Primary water (hot and cold) pipes are P.P.R. (or equivalent) heat-resistant plastic pipes and are insulated
- The internal pipes are P.P.R., and water mixers are class one commercial quality Grohe or equivalent
- Faucets, taps, and accessories in the kitchen and bathrooms are GS/ECOLINE (Vitesse) Italian made or Grohe or equivalent
- Bathroom fixture are class one commercial with a HANGING toilet, Basin (Hot Tub) or Standing-Douche. There is also a mirror with lights installed above the bathroom sink
- The water boiler tank has 150 liters capacity and is well insulated with a heat indicator on the electric panel
- Common 20,000 liters water tank (or two smaller tanks) in one of the basement floors, and another common roof water-tank with total capacity of 10,000 liters distributing water onto individual apartment 1,000 liters-tank with two-horse power water pumps
- External drainage pipers for kitchen and bathrooms are plastic made in Lebanon or Saudi class one commercial
- Wiring tubes are high quality CABLE LEBANON brand, and hard plastic wiring (Baaklini brand, made in Lebanon) or equivalent
- VIMAR (made in Italy) or Tecino switches and plugs (or equivalent)
- Electric panel board and outlets for 50 Ampere BTICINO or MERLIN GERLIN (French make) or equivalent
- Satellite system of one independent line from top roof to apartment with outlets distributed to the living rooms and master bedrooms
- Interphone-Videophone system ELVOX (or equivalent) with electric access from apartment to main gate in the ground
- One-bear phone line from ground floor to apartment with outlets distributed to living room and master bedroom
- Internet wiring from roof-top to the living room in each apartment
- 10 Amp from the generator for each apartment and 20 Amp for each store
- Installation of Earth wire to protect the elevators, generators, and kitchen in all apartments
- Installation of anti-lightning device surrounding the building
- Installation of anti-electric shock device in the building electric room and on each apartment electric panel
- Installation of hidden wiring and water tubes for SPLIT units for all rooms and kitchen
Finishes
- Apartment internal walls and ceilings are painted with a sealer and three coats, as needed, and two inter-coats
- Kitchen and bathrooms ceilings are painted with sealer and two coats of the same kind
- Stairs walls are painted with Sigma plastic paint (Roll) or equivalent
- The main entrée and the kitchen are decorated on the ceiling sides with plaster (gypsum)
- Elevators doors are fire-painted
- Floor of apartment entrée, living rooms, dining room and their balconies are marble tile or equivalent
- Bedrooms tile is Gress 60X60 or marble or ceramic
- Kitchen and bathrooms walls tile to ceiling is porcelain or neo ceramic made class one commercial (or equivalent), and flooring tile is ceramic made class one commercial
- House cleaner room tile is ceramic class one commercial
- Tile Polish: Four coats
- Building stairs from third basement all the way to the building rooftop is marble or granite
- The main entrance floor is marble, and the ceiling is decorated with plaster (gypsum) and hidden lighting
Wooden works
- Apartment entrance’s primary door is made according to city fire-safety code
- Living room doors (pulling or sliding door as per the engineer’s request) are made of mahogany, oak, or equivalent with decorated glass
- The remaining rooms’ doors are Swedish and MDF wood type
- All door locks are YALE, French, or Italian made or equivalent
- Upper and lower kitchen cabinets (cupboards) are modern design made of oak or frakeh or equivalent, water-proof melamine box, with granite counter and stainless or granite sink
Elevators
- Two automatic lifts (European or Italian made) downward, variable speed (speed is 1.6 m/s), with a deluxe cabinet and automatic door with UPS allowing passengers, in case of power failure, to reach the nearest floor
CAR PARKING
- One parking for each apartment in the lower basement floors
Extra Specification Details
- The entire building structure is earth-quake-resistant and is fully compliant with safety and solidity laws and regulations
- The building is fully compliant with safety protection (French code) as applicable under the newly implemented Lebanese construction code
- Two power generators (Perkins, Volvo or equivalent) to provide the entire building (apartments and stores) needs in case of power failure for the elevators, common services and limited power to each apartment, with silent control and a separate fuel tank
